Signs a Joint Needs Repair

  • Sealant cracked, hardened, split or pulling away from the sides.
  • Water leaking through the joint into rooms or parking levels below.
  • Joints filled with stones, grout or rigid filler.
  • Cracking in the concrete or walls next to the joint.
  • Loose or damaged joint covers on floors and decks.

What the Work Involves

Old sealant and debris are removed, the joint faces are cleaned and primed, a backer rod is set to the right depth and a flexible sealant is applied. On decks and floors, worn joint covers or preformed joint systems may be replaced. Damaged concrete edges are repaired first.

Sealant and Joint Systems

  • Polyurethane sealants. Common for concrete and paving joints.
  • Polysulphide sealants. Used where fuel or chemical resistance is needed.
  • Silicone sealants. For façades and glazing joints.
  • Preformed joint systems and covers. For trafficked floors, parking decks and roofs.

A joint must stay flexible. Filling it with rigid material stops it moving and causes cracking. Joint size and sealant must suit the expected movement.

Process

  1. Enquiry. Photos, location and approximate joint lengths.
  2. Inspection. Joint type, width, movement and cause of leaks.
  3. Specification and quote. Priced per metre or per job.
  4. Repair. Removal, edge repair, backer rod, primer and sealant or new system.

Frequently Asked Questions

What is an expansion joint?

A planned gap that lets a structure expand, shrink and move without cracking.

How often should joint sealant be replaced?

It depends on the sealant, sun exposure and movement. Check joints regularly and replace when cracked or debonded.

Can I fill an expansion joint with cement?

No. A rigid filler stops the joint moving and causes cracking.

Why is my parking deck leaking at the joints?

Usually failed sealant or a damaged joint cover. A specialist checks and replaces the joint system.

Is an expansion joint the same as a control joint?

Not exactly. Control joints guide shrinkage cracks. Expansion joints allow larger movement between sections.
